Unibanka retains its leading position also in the lending to private
persons
Loans disbursed to private persons account for 64.4 million lats
By the end of July Unibanka had issued 64.4 million lats in loans
to private individuals, ensuring stable leading positions for the Bank
also in this segment of the market. At the end of June Unibanka's share
in loans to private persons reached 21.6%. Unibanka is a noted leader
in the lending market in general - by the end of June the Bank's loan
portfolio was worth 513.568 million lats, which makes up 28 per cent of
the total lending market of Latvia. Of the total loans issued to
private individuals 38.7 million lats went to financing real property
acquisition.
Vice President of Unibanka Ainārs Ozols said, "The dynamic growth of
private persons' lending is associated with the overall upswing of
economic stability in the country, which gives an ever larger number of
customers the possibility to apply for loans. The growth is furthered
also by continual investments in information technologies and provision
of high quality services to the Bank's customers. The taken measures
make our business procedures simpler and, business expanding, let the
customers enjoy quality services on very attractive conditions."
At the end of July the volume of Mortgage loans and Construction loans,
issued by Unibanka, reached 28.6 million lats. Compared with
end-of-the-year results, when the share of the respective loans in the
Bank's credit portfolio was12. 5 million lats, in the seven months of
the current year the share of newly issued Mortgage and Construction
loans exceeded 16 million lats. The Mortgage and Construction loan
portfolio has grown by 128 per cent since the end of last year.
Head of the Products and Marketing Department, Edmunds Simonovs,
stated, "Starting with the spring months our Mortgage and Construction
loan portfolio has been growing by roughly 2 million month on month,
but in June the rise exceeded already 2.5 million lats. Each month the
Bank views more than 200 loan applications, the purpose of which is
purchasing, repairing or building of real property. The statistically
average decline of the credit volume points to the activation of the
real property market outside Riga, where real property prices are
lower. Apart from that these loans are more widely utilised for the
repairs and reconstruction of the owned property. Upon these grounds
we presume that such a dynamic rate of growth will continue up to the
end of the year. Our plans in real property lending foresee a
corresponding increase of the loan portfolio - to 35 million lats as
minimum. If the steady increase of the price per 1 m² of the floor
space goes on, it is quite certain that loans issued for the building
of new houses will grow fast in the Mortgage and Construction loan
market."
Together with other SEB Group's banks in Lithuania and Estonia
Unibanka represents one of the more influential financial groups in the
Baltic region.
The Construction loan is a special type of mortgage loans, preferred by
customers, who wish to build a new house. The future value of the real
property is pledged as a loan collateral. When the building or
structure is put into operation the construction loan is registered as
a Mortgage loan.
