CONCLUSION OF THE VIRU CENTRE LEASE AGREEMENT



Today, on October 2nd, Tallinna Kaubamaja AS will conclude a long-term  lease

agreement  with  the developers of the Viru Shopping Centre  -  Viru  Väljaku

Arenduse OÜ and Viru Center AS.



The approximate opening time of the extension of Tallinna Kaubamaja AS is the

autumn of 2003 or spring of 2004. According to the stipulations of the  lease

agreement the concrete opening time will be fixed within November this year.



Tallinna Kaubamaja AS will be the biggest lessee of the Viru Shopping Centre:

it  will operate with food and consumer goods on ca 1800 sq m on the 0  Floor

and  with  manufactured goods on ca 6500 sq m of the First and Second  Floor.

Currently Tallinna Kaubamaja operates ca 9500 sq m of selling area.



Part  of  the B-building of Tallinna Kaubamaja will be leased out  after  the

extension to the Viru Shopping Centre.
